Building Maintenance - The Secret to Property Success

By Peter Kerr

When renting a building or other property, building maintenance is an important factor in maintaining a good quality of life for the occupants. This can be as easy as daily cleaning to keep the building looking nice, things like vacuuming, dusting, and mopping floors. It can also involve plumbing, maintenance on electrical wiring, installing air conditioning, and other technical tasks that could arise around a building.

Property maintenance is usually the responsibility of whoever owns or manages the building. In apartment complexes there is generally a management company that tenants can call if there are any problems in the building, including leaks or power outages. Then the management company delegates out these tasks of repair to independent contractors that they have encompassed into their network.

Retail or business buildings may need more regular property maintenance than residential complexes do. In order to make a good impression on customers or clients, the owners or managers will want to make sure everything is in the highest working order possible, and is up to scratch with industry standards in terms of technology and cleaning products. Because of this, many office buildings tend to keep their own maintenance personnel on staff, on-site and on-call in case there are any problems, eliminating the waiting around for a repairman.

Locksmiths are an important part of building maintenance, providing service to tenants in residential buildings, or to office workers in commercial buildings. Locks have been around for well over 4 millenniums, making the profession of locksmiths one of the oldest in the world, and one that is highly unlikely to go away any time soon. Plumbers are also professionals who are usually called, along with electricians. These are all examples of jobs that will always be in need.

Aside from general upkeep, building maintenance can also entail complete renovations, which is a more complicated project. Say a building is falling apart; professionals need to be called in to refurbish the whole place, adding strength to the building's support and repairing structural wear and tear. This may be a requirement if the building is violating health codes or is considered unsafe for its occupants. This renovation can also be used for aesthetic value. Either way, building maintenance comes with owning or renting any property, and should be considered an important expense when making a budget. - 23226

Understanding Forex Leverage

By Ahmad Hassam

Forex leverage is something that you need to be very clear from the very start. One of the features of forex markets that differentiate it from other financial markets is the astronomical level of leverage that is commonplace in the forex world. Whats so special about Forex Leverage?

Some Forex brokers can offer up to 400:1 leverage on the average retail trading account. The usual level of leverage is 100:1. The implications of this are mind boggling. This means that $1 in a traders forex account can control up to $400 in a currency trade. No other financial market offers even close to this level of leverage.

Forex leverage is a double edged sword. Forex leverage can both be a very positive feature as well as a very negative one. By definition, leverage is type of financial magnification. While it is true that high leverage magnifies profits, it also magnifies losses equally.

Used with a great deal of caution, however, high leverage of the magnitude found in forex trading can offer tremendous possibilities to the upside as well as the downside. However often, this high level of leverage summarily wipes out otherwise healthy trading accounts.

Common leverage ratios offered by forex brokers range from 50:1 on the low side all the way up to 400:1 on the high side. The sheer magnitude of this leverage, even on the lows side, far eclipses, the amount of leverage available in other financial markets.

400:1 leverage is too much. Some forex brokers use it to entice new people who have never traded before. Never use this high leverage even if someone offers it to you on a silver platter. Suppose that 400:1 leverage is utilized by you. In practical terms, what this means to you as a forex trader is that a standard lot of $100,000 for example can be traded in EUR/USD currency pair with only $250 in trading account margin.

You must have seen many ads by forex brokers that say that you can start trading with as little as $250. You will be surprise that you only need $250 in your account to start trading. $250 in your forex trading account can control a trade of $100,000 using 400:1 leverage in this particular example. For every $1, you as a forex trader are in fact controlling a whopping $400 in other words.

Can you handle this much leverage while trading? The fact that a small amount of money can control a large amount of money in forex trading can certainly serve to magnify potential profits. The amount of risk involved in using this high level of leverage is also equally magnified, this is the flip side of the coin.

High leverage trading is aggressive trading that is both characterized by high risk and high reward potential. Therefore, it is advisable to use caution when trading with the substantial leverage common in forex trading.

Dont get hoodwinked by the forex broker advertisements. Too much leverage is dangerous. Even a small movement in the market can be magnified many times by using leverage making large profits for you when the market moves in your favor. Now this is the positive side. You need leverage in forex markets because the size of the currency pair movements is too small. So you need to magnify it with leverage. However, when the market moves even a small amount against your position, your whole trading account can get wiped out. This is the dark side of using too high a leverage.

What is the safe level of leverage that you can use in your trading? In the beginning, dont use more than 5:1 leverage in your trading. With experience, you can increase that level to 10:1 or 20:1 but this much leverage would always be sufficient for you. - 23226

What You Should Know Before Trading Options

By Donald Scott

Today we'll be discussing the differences between investing with stocks and options. Let's first tackle the less complex investing vehicle, stocks. Most of the world already knows, but in case you don't, stocks are directional trading vehicles. If we are long the stock, then we make money when the prices of the asset rises, and we lose capital as the underlying asset drops in price. We can also sell a stock short in which the profit comes when the stock falls. In any case when investing with stocks, the direction is what matters. We don't need to worry about market volatility or time.

Options, however, involve these other two dimensions just mentioned, plus the dimension of price as well. So options are actually three-dimensional trading vehicles based on price, time and volatility. To compare stock and options in a practical sense, let's consider this scenario:

A stock takes a full year to move up 10%. The stock trader who bought and held on to his stock has just made 10% on this particular trade. However, the option trader might have made nothing at all or even lost money if he just bought an option.

So why did the option trader lose money if the stock went up? Well, it's quite simple really. The option trader lost the time value of his options. Each option has time premium factored into the option price, and if the move doesn't happen fast, then the option trader will most likely lose money if he is simply buying Calls. Also, the volatility will most likely drop on the asset as the price rises, and this will also cause the price of the option to fall.

This is why we need to be educated in order to trade options. Simply buying Calls and Puts makes option trading very difficult because of the elements of time and volatility. Remember, options are three-dimensional vehicles, and if we don't understand how to manage these 3 complexities, we shouldn't trade them. After we understand options more in depth, these investment vehicles can make money in any type of market. Options are very adaptable and allow investors to be very creative once the understanding is there. - 23226

Covered Call Systems And Strategies

By Maclin Vestor

The cost of a call and the cost of a put are almost directly related. If you have a $40 stock, a $40 call and a $40 put will be almost exactly the same price most of the time. If there is a difference, the possibility of an arbitrage usually exists meaning that there is a 0 risk strategy (minus commissions) to get something for nothing. This is true whether it's a collar or another strategy. I don't completely understand the full process that allows for that to happen, but a complex series of trades usually makes it possible. So if the price of a call and put are going to be the same that means generally the higher priced calls are due to greater risk. Some reasons may be historical volatility, as that plays a roll, but the implied volatility, that is, how much people expect or are betting on the stock to move, becomes important.

One covered call strategy is simply to seek the maximum yielding calls to sell. If you decide on this strategy, you probably want to check the recent put volume on this month's contracts, and you also may want to make sure the company is solvent. It should have positive cash flow more current assets then current liabilities, and ideally increasing cash flow.

Often times biotech stocks will have negative cash flow because they have to spend money researching and eventually they hope to hit a major discovery. These stocks are very difficult to price as a discovery would make the company worth a lot, an approval of F.D.A. will also catapult the stock much higher. You also should look for some recent strength in the stock, and there should be no bearish chart patterns, that means no chart patterns as well as no sudden high volume sell offs recently and generally a stock that has had a sudden sharp drop is also a warning sign.

If you feel comfortable with selling these higher priced options, you want the sudden move that's expected to be upward if at all. You are in a way betting that a move will not happen. Once you identify a target, I recommend selling slightly deeper in the money calls as this will cover you more in a decline. You will be collecting the theta, which is the cost of an options potential for gains that the option buyer must pay.

However, if you seek the highest yielding covered calls you can sell, head over to optionsbuddy.com. http://optionsbudy.com is a great way to identify the highest yielding stocks. They also have a rating system, which I have not read about, but my guess is that may be based on historical volatility vs. implied volatility where implied volatility is what the investors expect (and what factors into the options price), not what has happen recently; and perhaps it is also based on the yield compared to the risk, the difference between the bid and ask price, the liquidity, and the market cap and other factors. Google for example, would need a lot more people to sell then a micro cap stock for the stock to crash. A stock with high float has a lot of traded shares already, so if suddenly people were to start selling it may not have as huge of an impact on the price. - 23226
